The current city council became more progressive after our recent elections so expect more regulations to come in the future: rent control, lax penalties for eviction and late payments, more checks and balances on landlords, increased property taxes.

We did all the work ourselves and it's been very rewarding to see the progress and finished product - next steps is back splash and moving a gas line, I might sub that one out because I don't want to blow up the house lol Our tenant is currently living in the top unit on a 1 year lease but we're not in a rush to move up to renovate that unit yet.Just wanted to say hi and see if anybody had any tips for house hacking, renovation ideas/best practices, and overall helpful advice.

However C areas do offer the lowest price point and perhaps the biggest upside potential if you choose wisely and predict the path of progress accurately, so you have to strike a balance that only you can really make a judgement call on.
