If the lender has this property on thier radar, you won't be successful at any installment purchase, IMO.

I really hope I can be successful in this business, as I get more and more educated in it.

I co-founded a non-profit and my friends have a successful business that have been operating along the lines of a B-corp (North Carolina does not recognize B-corps although there was legislation in the senate last I heard).

Ideally you would have greater success if all the properties were being handled by the same agent or at least by the same bank.

I am neither a tax expert or a financial planner, but I would add one thing to this conversation for us all to think about:  If we're highly motivated, successful investors and entrepreneurs, what are the chances we'll want to wait until 59 1/2 to retire?  

My goal is to have a successful flip by July.
