These are items that need to be fixed today for the continued safe operation and function of the property.On going repairs are modeled into the 50% average costs over the life of owning the property ( vacancy, property management, operating and expenses) and if landlord pays water etc. or has a really old building then costs can be 60% and I have seen as high as 65%.3 different values:67,500 X .50 = 33,750 NOI Asking price 700k = 5 CAP67,500 X .40 (60% costs) = 27,000 NOI = 4 CAP67,500 X .35 (65% costs) = 23,450 NOI = 3 CAPAre you trying to buy this property for cash flow or a speculative play hoping for appreciation on the back end??
