Right now, I have a business checking account using a DBA and linking that to our property management software, we use Tenant Cloud.  

If it's a newer house they may have plans or you can check with an architect or engineer.You will want to use pressure-treated lumber and probably a nicer decking like Trex - it's low-maintenance, durable, and will last 25-40 years.

Keeping up on maintenance will cut waaaay down on calls for broken this or that.

Those are actions I took to build out my team. 

This negative cash flow reduces the initial return from the value add.  

Why is this a good structure?
