As the 'manager' who owns finding the house, and design and managing the finances; I pick the materials, paint colors, kitchen cabinets/counters, etc as well as all the finances (the deed is in only my name and the private money loan is backed by only me) and my contractor has to trust me.

For example if we are remodeling for a rental we paint all interiors one color...white.

But with all of the crazy over personalization ideas people get from home makeover shows, I don't want to deal with my nice neutral color paint job covered by little Johnny's alien adventures or a tribute wall dedicated to somebody's memorial, or who knows what else?

New distressed flooring throughout, freshly painted interior with contemporary paint colors, new baseboards, ceiling fans, recessed lighting, remodeled master bathroom and additional full guest bathroom.

I agree with a bit more landscaping in front, the exterior needs a little more pop of a different color. 

Please don't try and save a few bucks, people, it never works...of course you get to choose exactly what fixtures and paint colors you want, you get to choose everything.....but why would you want to pay more and then take on all the responsibility and extra work? 

Personally we found it easiest to buy like 2 dozens sets of all the same color towels and maybe 8 sets of the same color sheets so when one wash cloth got ruined or one flat sheet got stained we could immediately just bring in a new one and the problem was solved.

That certainly colors my views on keeping someone else's family housed out of pocket.
