I recently rented out two of my units here in Fort Lauderdale and it was a painful process to find good and qualified tenants.

The laws in Aurora are a pain.

Your job is to figure out where that pain threshold begins and how to be there when it starts hurting.But, the numbers are still the numbers and make sure the deal make sense before you do anything!!!

The regional hard money lenders can be a huge pain, particularly for people starting out.

That seems to be the main pain point.

The experience convinced me to put firm wording in our leases about smoking outside and add painful financial penalties if we smell smoke on the back end of a tenant’s stay or on inspections. 

But it will still be challenging and painful (particularly in the current market).  

Turnover is going to cost a lot and be a pain.

It will save you pain later on.

I do not believe I can say with any certainty that if you do this one thing, every problem or pain point you have will be solved or simply go away.Full disclosure, my wife is a 1031 QI so I am balancing my comment and any opinion here and doing my best to be objective and lessen any conflict of interest.So if I focus on real estate and the issue of mitigating someone's tax situation, the 1031 exchange has been the most widely accepted and used strategy since inception over a century ago.
