I also have a few private money prospects who I think may possibly be interested in funding the deal but I am still leaning toward partnering out of the gate to build the knowledge and experience base.I would only attempt to wholesale as a last resort because I have my mind set on becoming a rehabber.

Like you I have changed my thought process recently and lean toward leasing over purchasing.

As a new investors granted from all my reading my niche is leaning towards wholesaling and lease option, should I pursue getting a license or no?

Just be careful of the MVP/Lean Startup methodology when interacting with the FCRA.

I agree that people say way more than they mean to say, either in body language, voice inflection, or just outright!
