In San Diego, you can currently only evict for health and safety.  

For example, I took the TN lease (where I am), which I thought was better than my lease, and just added the appropriate language for things I wanted covered that weren't in that lease - hardwood floors, satellite dishes, pet cleanup, etc.

For Gray water, its a health hazard.

You don't get any benefits like health insurance (be ready to buy your own: it's crazy expensive unless you find a group plan of some sort that caters to real estate professionals). 

With these types of properties it is best to just not allow any pets, whatsoever.
