When I was in that position my lawyer added a contingency that we needed a letter from the tenant stating that there was nothing owed to them that was not in the lease and more importantly nothing that needed fixing.It helped because the tenant had a few minor items to fix (which I took care of on day one) but it let me know that they were happy tenants and if anyone would know about a furnace/leak/roof issue they would be happy to spill it.

The roof of a condo will be paid for out of a special assessment, meaning that each owner will get a bill for their share of the cost.

They will want to know:- locations (need that to determine fire protection)- Age, Sq Footage, current limits- claims history- dates systems (Electric, Plumbing, Roof, Heat)- any burglar or fire alarmsthey may need- do the tenants have pets- are there in ground tanks- who the current coverage is with and when it renews- tax id for the owner (FEIN for corp/LLC or SS # for individual)With that info, it may be a quick answer as to whether or not your current carrier is competitive or they  may need to rate it up.

If you go to tools -files there are plenty of template check lists you can use to walk a property. basically it starts with exterior-roof etc and continues room by room
