Present your game plan and what skills you bring to the table (good researcher, social person, marketer, etc), then ask the broker what he brings to the table - Training?

This leads to people entering investment arenas that require greater knowledge and skill sets to acquire and successfully monetize. 

The market is really hot right now at a national level.

I'd say a step above Warzone level.

I have no fear, a strategic mindset, ambitious go getter, and hungry to succeed, all in all, I like to get things done, if you feel my skill sets suits your needs, let's put our talents and strengths together and do the impossible!

I am debating on a buying at wholesale and remodeling or doing a demo/new build and am curious what new remodel/new construction cost run on average per sq/ft for mid level builds.

I grew up with parents that have a few rental properties and worked in property management for 4 years, and an MBA, but I want to get into RE investing on another level full-time.

I possess the necessary skills to do much of the renovation myself, and with dual incomes from myself and my (long-term) girlfriend, I think investing in a fixer-upper, multi-family home is a logical step for us. 

What advice would you give to someone just starting out with relatively no experience other than construction skills and the several books I have read.Thanks in advance for your welcomed advice.
