I will let someone else do all that and I pay for the services as PM fees.....this is my understanding of a turnkey and all my investment decisions are channeled towards this goal..I am hopeful that this question will attract attention and comments from seasoned experts from BP nation to provide clarification to this.

Probably not is my bet.David, welcome, but your thinking needs to be honed with some reading here, pay close attention to Dodd-Frank matters, what predatory dealing and financing is, targeting a specific group of borrowers is a federal issue.

Thats with an accurate estimate of bot ARV and repairs.I did not read your whole post as it is too long for my attention span, but I pull comps as follows: 1 mile radius+/- 10% sq.ft.Same # of storiesSame constructionFrom there, I will narrow down by (not in any order):Pools +/- $12,000Lot size +/- $1/sq.ftBed/Bath +/- $5000-$8000Garage +/- $4000/garageI favor remodeled comps and comps in the neighborhood, but an appraiser will rarely use all comps from one neighborhood.These values are for my market and I adjust them after reviewing more recent appraisals.
