I get a rough overview of what people are asking for rents for rooms in my neighborhood and then I adjust my rent for the room I'm offering based on the size of the room, number of people sharing the bathroom that room uses, time of year I am trying to rent the room (I dropped the price a little bit in the winter months to keep vacancy at almost zero.), etc.

In some cases the percentage of ownership can be higher if a unit has a better view even if the size and layout is the same.

So really right in line with historical stock market returns.The beauty of real estate is the it is 1) much easier to buy advantageously (get a good deal) than with stocks--at least for the average person, 2) you can also buy, even without leverage, properties that out perform the stock market, and 3) you can safely leverage 70% to 95% without much difficulty, making your money work much harder for you.

Unless you're a millionaire and don't mind losing a significant portion of ROI... those investments companies are "ok".I personally wouldn't trust them with that much capital (I've spoken to an owner of one of those companies before and he could not generate a straight answer of his firm's average ROI over the years - they also had really poor property management of the few hundred houses/lots they've owned).

The average for hard money is 8-12% based on experience. for 2 completed properties you'd be maxed at 10.99% and 70% ARV -this would include up to 80% of purchase + 100% reno in draws.
