I have made an alliance with a trustworthy Real Estate agent and even procured some tentative future financial investment.I have done “driving for dollars” and picked out several “farm areas” here in San Antonio and had numerous, vigorous comps done for me.

I skew more to Lesley and Jeremiah, while Alan and Jeff T would rather hold on to a safer bet with a lower yield.

I'm seeking a trustworthy property manager and "handyman."

Probably better bets for new construction and value add deals.

It takes a long time of working with a lender to get them comfortable with that because it totally relies on the trustworthiness of the borrower. 

Those numbers are great and I bet you also learned a ton in the process.

I don't know the specifics of the break-up, but even if it was less than friendly, I think this is your best bet to close the chapter as soon as possible.Good luck.
