@Joshua Hataway if you are trying to get the most accurate picture I would remove the management costs during your rehab time, unless you are performing the rehab while tenants are in place.

I get calls from buyers wanting stuff, I spend time finding them things and then they vanish.Also as a buyer you can usually (do NOT sign a Buyer Agency) pick any agent you want.Having said all that, sometimes 30 minutes is a quick turnaround especially if you're asking for info they have to get together and make sure its accurate.

I had tried other companies and they charge to much money, this company, the prices are very decent, you can even try them for around $60 bucks and skip tracing is very accurate and around only 5 to 7 cents with a fast turnaround.

I'm not for predicting the future but it appears that this metric has been quite accurate in the past in terms of indicating an imminent down turn.Sure, it's due to a lack of production because of covid and the stock market not adjusting correctly yet and maybe the economy will manage to go towards the right direction before its too late, but how are you reading into the situation?
