I would possibly start a small business in college and start building up some capital while focusing on graduating debt-free.

I'm a cautious spender vs. borrowed funds that I throw around like free money.Figure out what your reserves need to be and keep it there, but don't hoard cash.

I would never pay for any tenant's utilities:  what is free is too often wasted. 

Assuming nobody wants to live in it, especially at any exaggerated values, sell it tax free asap and move on. 

@Rakesh Battula, before even looking at the true financials like Nikolas quickly did, there are some things that don't make sense:1: If it is 100% occupied, why are you assuming anything about free rents with estimates.
