Our operating agreement basically gives ALL control of the property to our LLC to act as a property manager.

Do you want cash flow each month(OOS), are you fine losing money each month hoping for appreciation(rent), or do you have systems or can you set up systems to make airBnB work(AirBnB)?

So figure 15k to split out gas, water, and everyone controls their own thermostat.  

Here in California, there are potential statewide mandates that would Upzone properties for bigger and denser developments if they are located in and around major public transportation hubs, ie- metro systems.

Once you do this long enough you learn to limit the options that you give and make sure you are in control the entire time. 

I use Smart Property Systems for my property management software. 

IE meeting with foreclsoure consultant.. but I can tell U from a practical standpoint this is highly regional.my buddies who do foreclosures in Oregon have almost all gone out of business becasue the defaults are a trickle of what they were.. and there will always be defaults. as some folks have upsets in their life that they cant control or htey are just poor money managers.

Then consider installing a perimeter drainage system and sump pump if the bsmnt. is still wet.
