It matters not what the tax office shows, it only matters what the survey shows, assuming of course the survey is correct and they are wrong more often than folks believe.

I normally get a list of everything I need for a house, put it on a Home Depot order, and I work with the store manager (not the bid room) and they normally give me 25-30% off.
