My personal opinion is that's very difficult to make a living being a pure wholesaler (not impossible, just takes a while).

This provides us with another option at the time of disposition as we can sell the company, leaving the existing financing in-place {though some lenders have extended their due-on-sale clause to include changes in control of the owning entity, making this more difficult}

Private money has many issues that are often overlooked, people die, they become incapacitated, go bankrupt, get sued, get divorced and circumstances change where they can become difficult to deal with when they want their money back, banks usually don't have such issues.
