I have two led lights out on my personal pool that’s going to cost $750 to change since I’m not about mixing electrical wires and water lol. 

Granted, I have one local rental unit so it wouldn't be something I do at scale, but the thought was that perhaps they would remember the (cheap-ish) bottle of champagne before calling me on a weeknight for something simple like a light bulb swap. 

Capex and repairs are a little light at $120 per month.

How come $1200 difference, which brings the final bill to half the originally quoted price doesn't make the light bulb go off in one's head..   

Kitchen, flooring, windows, doors, roof, siding, some exterior clean up, new bathrooms, paint, light fixtures, trim work.

I'd like to keep the conversation light but focused on real estate.

Thanks @Greg Scott,I figured that was the case RE inspectors calling out minuscule things (down to a light bulb out).  

It should not be taken lightly.
