I have some 110v appliances but when I went in to Home Depot to start replacing them the guys looked at me like I had two heads...apparently everything is on 220v now.Not to be stupid, but normally I contact a licensed plumber to come in and hook up any gas appliances.

I paid for material only.When they moved out I touched up some interior spots, around light switches etc, replaced the carpet and had a new tenant in the first day I showed it.I once ran a couple out that was a month plus behind and had them pretty worried about what I was going to do to them.

So mid June, mid September, mid December.I will quit the instant I am able to replace my day job income with stable rental income...this is everything including net profit, depreciation tax shield, appreciaton, and principal paydown....since I currently sock away about half of my salary in my 401k anyway, I don't need to get the $52k/year from net profit on rents only.

you buy a property for $50,000 keep it 20 years and sell for $200,000, but to replace it with an identical house you have to spend the entire $200,000, what have you gained.Capital gains taxes to some degree as now structured is a tax on inflation which the investor had no control over, and a devaluation of the dollar purchasing power due to inflation..
