The current property is being managed by a professional management so I suspect they are taking too large margins which is why the owner wants to sell it after owning it for 1.5 years.Is it a red flag that the property is a currently active listing?

This is a great question, but I suspect you're more knowledgeable than 99% of the rest of us so you may be asking the wrong crowd for advice ; ) Personally, I'd have to go the simplest route and I know it's doable.

VA Loans also require a pest inspection to make sure there is not an active infestation - I suspect this requirement also swayed agents from wanting to use a VA client - I guess we'll just have our vets and active duty military live in a home with bugs... cool.
