That is valuable information but as for the "sitting too long" part, ironically it has been sitting for too long.

Showing tenants the property to me is entirely too valuable of a tool to give up.

Now if you are using your own personal agent, then I am glad you provided them the education and hopefully with your guidance y'all can find properties suitable for your investment portfolio.

It's as if they think we are rigid and/or too stupid to adjust and bob & weave with new laws or 'guidance'.First minimally qualified applicant, no additional deposits for service/comfort/emotional support animals, felons are a protective class, etc.  

On that note, I am looking for strong guidance, someone I can meet with in person that has the experience and knowledge that can be relayed to a first time buyer/investor!

I never recommend you "jump in with both feet" without some serious guidance because you may just be jumping into something that can destroy your financially.  

I believe my free time is my most valuable and accessible asset right now.

A real estate attorney is a valuable asset and not to be overlooked when needed.
