I am aware that as soon as I provide all my info to a lender, they will pull credit and get the ball rolling and I cannot do this multiple times because it will affect my credit.

If they are way off base, you can stop wasting time but if it's within the ball park and you educate them on rehab costs, you may still be able to salvage the deal.

Subtract out your debt service and see if you are achieving your criteria, if you are in the ball park then it may be worth the deeper look, if not, then don't play with the numbers and move on to the next deal.
