The house has stickers and signatures everywhere from the inspectors and the contractor that winterized the house even left his business card on the counter............My question is would I have any recourse and whats the probability that I would ever see any restitution?.........

We just sent out 800 Letters similar to yellow letters but only a 3X5 folded card, handwritten.

I don't know about a spreadsheet, but if you create a new bank account just for your rental properties and create a Quicken file for it, and dedicate one credit card exclusively to rental expenses, it becomes fairly easy to keep track of.

Okay well since that time in December I was able to get another house 2 bed 2 bath I put about $5000 into it , I purchased it for $33,000 cash and have rented it out since for $700 per month.So now all the cash is gone and since my divorce my credit is shot we had a deed in lieu down in Myrtle Beach and some credit card bills that we faught over as we went thru the divorce .
