According to what I have read elsewhere, at a couple properties...that is also about the place that conventional lending starts to become more challenging and portfolio lending and private financing options start to be a better fit.

Therefore if there is an active hard money lender in the area or suggestions for loans that might fit this deal profile, I'd be delighted to discuss.  

Being a friend to walk through a house you want to buy and seeing if it fits your needs sounds like a non issue.
