Don't know Pittsburgh, but do know that many investors make the mistake of not properly aligning the following per property Class:1) Expectations - too many use Class A expectations for Class B, C, D, etc. properties, then wonder why they're not hitting their ROIs.2) Hiring Class A PMCs, contractors, etc. for Class B, C, D, etc. properties

This is another reason to put the property in an LLC.- Then the LLC is identified on the lease as the owner.

In my opinion, the best time to invest was yesterday.Over a long enough time horizon almost all property will increase in value, you'll pay down the mortgage, get tax benefits, and hopefully cash flow from rent.
