Just a reminder a structure that has to be demo and removed is worth less than just bare land. 

It is taking us 45 - 90 to fill properties right now.

There are even brand new construction homes where builders are buying the interest rates down to 4-5%, which is very attractive.

That is where I would start. 

The one thing I would tell you is that you need to raise rents each year.

One issue I see is when you "buy them out" of the loan, the whole loan will be due per the due on sale clause in the mortgage.
