Again, I'm speaking of a portfolioed loan, not secondary market.....Not arguing with you, I think we said the same thing, just sounds like you were saying I don't have a clue, LOL, well, I allow people to read my profile, no secret about my experience.

JeffYou have received some good answers but I don't like the impression that saying focus on one way and learn one way at a time implies.When you go to these prospects you go with the idea your going to fix their problem.

It is basic, but make sure you have a detailed personal financial statement filled out.When i brought my PFS to my portfolio lender's first meeting, they were impressed i was prepared with it.

Here in Wisconsin.. my "friend's" I went to High School with are working their tail's off to buy big trucks and to jack them up to impress other people.. if you're really trying to impress someone, isn't a 10 home real estate portfolio (that will also secure your retirement) more impressive?
