Purchasing a new primary and turning my current house into a rental and looking to hire a PM but some of the fee's seem high. 1 quote - 100% 1st/month rent if i self-manager, or 75% 1st/mo rent and 10%/mo for PM to manage.Again, im new to this but from reading and talking to people there is a typical finders fee ~1000$ and 10%/mo rent if the PM manages.

Rather than hire as many sales people to do follow ups--set up automated text messages, emails, letters, or postcards to be sent to your best prospects.- Podio has really good integration with other services--like RightSignature for eSignature, Google Docs/Drive, Dropbox, Twilio for SMS, Lob for physical mail--either for marketing or other workflows like invoicing, and a ton of other services.

I advertise the houses that way, even if there's an appliance or two that the previous owner has left in them and I don't mention them so that the people coming aren't (or shouldn't be) expecting to find them.

Of you can relocate and house hack, I highly recommend that so you give up less cash upfront.Good job not spending your stack on some bad *** pick em up truck or other nonsense young people would otherwise spend it on!

I recommend people doing a side gig on what they specialize in.I am an accountant and when I worked within large public accounting firms, I had a side gig of bieng an accountant.I had a salary with my employer so regardless of how much more hours I put with them, i would be paid the same.
