You’re not crazy for feeling stuck — honestly, a lot of people hit that same wall with NACA.

Slowly build a portfolio of trusted electricians, plumbers, handymen, etc. they will be happy that you are a repeat customer and will help cut you deals 

Rent out one unit and you could even get some roommates in the other unit.
