A SFR is selling for $315k that a person plans on purchasing as an investment property.

@Michael PlanteI personally believe that while being a landlord is not what you want to do, it is the best method to go about doing business, even if you continue buying properties cash.I would have told my father to be a landlord.

yes the person said they were fed up with being a landlord the place needed repairs I wanted some repairs got the place with nothing down

My business is in LA county and, obviously, $250k will buy me nothing to personally live in unless I want to commute about 2 hours to where my business is located.

Hi @Sean Autry, call it tough, but I personally never recommend asking for less than 1.5 months' rent - especially for a lower-class area.

The funds used to fix up the property came from a personal loan that I took out. 

@Chris Lawson, I personally like having a vent.

I have been looking in other places, but being unfamiliar with them, unable to go see them quickly, makes it a little tough as I'm a hands on type of person.
