How can someone have a great credit rating/report just prior to declaring bankruptcy? 

I own a hard money business and we never ask for payments prior to closing on the loan.

I have a staff of 3 people doing the following, just to get ready for next tuesday. 21 days prior to sale, a lady goes to the courthouse and compiles the list of foreclosures due for auction.It takes her about 4 days.

Make sure you know what value the ADU adds prior to building an ADU.  

I am wondering if anyone had advice on how to reach out to a cash buyer for the first time without any prior wholesaling experience.

Prior to moving out, she subletted the apt to a couple from Jan 2017 till the end of July 2017.

Andrew Johnson “I use Appfolio out of santa barbara, ca its definitely not free and my property mgmt company passes those costs down to me which I think is around 50-60 bucks a month based on number of units under the service.I am able to see all reports from rent rolls, cash flow statements / trailing 12 month cash flow, tenant ledgers, maintenance requests, dialog between tenants and mgmt staff, resolutions to maintenance requests, move in pictures, move out pictures, or video, and many more features.What I like is that it allows the vendors to be in a dialog/text/chat box so they are prepared (vendor) prior to job assignment with lockbox codes, scope of work and pictures before they even go to the site so we dont waste time figuring things out and run up a huge $$$ bill for lack of efficiency.”

I called the company and found out that 8 months prior they were out there to perform work. 

I do make it clear in the listing and conversations that they are responsible and will provide prior year estimates where possible so they aren’t surprised.

In my case no prior experience.Thanks in advance for your input!
