Keep pushing but start now and don wait.Also I would call all utility's and show them you own the home get them to shut off utilities if you can.Tell them you have squiters in your home.

Legally in the state of missouri - city own utilities can bill the owner for renters upaid bills.In Kansas City Missouri, if your renter does not pay their bill, they receive a bill next month that says pay or they will shut off the water - they will receive this type of bill and notice for years and years and years until the bill if of a substantial amount.They then hire an attorney, file suit and then levy a judgment against the property and the owner, because you should have known your renter was not paying their bill.If you own a property in KCMO you should include the water utility in the bill and have it in your own name OR have a revert to owner set up with KCMO water, so if the renter does not pay, the bill reverts to you.

Many utilities will also issue a shut off notice and proceed with a shut off if bills go unpaid.

Cold calling is the most cost effective way and if you have the budget you can get a text blast software (even though they will shut that down in a few months, it’s still working for now) and down the road invest in some inbound marketing like PPC, the conversation is usually smoother when the seller reach out to you instead of you bugging them.

There are cases where other income from utilities, laundry, a C-store, a restaurant, or something like that deserves additional evaluation, so make sure not to punt before you understand additional income.Also, there are cases where the expenses will be higher, particularly in a park that has a large amenity package (like pools, clubhouses, sport courts, game rooms, etc), or a high degree of expense related to landscaping and maintenance.Once you discover you are in the ball park, then it will be smart to determine where there is potential for upside.
