I'm working on a 53 unit deal now without banks.There are so many different ways to skin a cat in this game. 

I'm trying to have thick skin and take it all as constructive criticism. 

@Tim TrumbleThe thing that may cause an offer with a NACA loan to be refused by the seller is the same thing as with USDA or VA loans - there's zero down payment.I had a USDA offer turned down this morning for the same reason - the seller feels that the buyer doesn't have enough skin in the game.

I am addressing the using OPM (other peoples money) with NO skin in the game, without the banks knowledge.

We have 20% “skin” to contribute, however the DSCR product we were offered required us to buy points just to get the interest rate to 9%.

You refer to historical problems, however there are currently racist laws that disciminate and disadvantage people based on the color of their skin.
