Or if you have access to an attic space above the room, it is usually pretty straight forward to drill a hole in the wall top plate from the attic side and use a "fish tape" to pull a wire out of the switch box.

Rather straight forward, Give proper notice you will be increasing rent, do it for all the units.Keep them all on month to month.Don't worry if they have big mouths, the next tenants could have big mouths also, but you could mention that you would appreciate  it and that you would want them to be polite to any new people on the property, you are aware of what they mentioned during the tour you took, and if they have plans on moving you'd be happy to work with them as your impression is they aren't as satisfied as they could be living there.Wait till late spring, early summer if you plan on doing a non-renewal notice.. that gives them time for proper notice if they are going to decide to move and some time to adjust to you as new owner.

Hello BP - Before anyone directs me to the "How to evict a tenant guide", I did skim through and I will go forward and read the whole thing.TL:DR - Do you let a tenant know that you will be starting eviction if they do not pay or do you move straight to the eviction procedure if they are a difficult tenant ?

well does the deed describe it like this.Starting at the crook of the oak tree and running in a straight line to the big rock with the mark on it thence to ;   there are legal descriptions like this.. but I am with Greg on this one if a bank lent on it they got a lenders policy of title insurance ... so there is something there .. now there are lands of the US government that tie to base and meridans and then section and quarter section.... we see that in land sales and timber ground all the time.. and it really comes down to the last survey.. you can have two surveyiors do the same job and put the corners in different spots.. its how they interpret it...
