I have been investing and teaching investing formulas for over 40 years - I've heard people talk about; yellow letters, wholesaling, build a team, bandit signs, hard money -etc.In my opinion it is ALL ABOUT - equity and cash flow - knowing your market - understanding values - making offers - contract terms - negotiating - assignments.Why waste your time on mailings and illegal signs or amateurish yellow letter mailings?

Some people who teach wholesaleing claim if you make an offer and you can't close for whatever reason the only thing you have risked is your earnest money, but aren't you still responsible for the cost of opening escrow/title search?
