To add on to the last post, also make sure the seller brings (or credits) you with the security deposit(s) and any pro-rated rent for the current month that you close.Regarding lead, I'm not sure about your state, but in MD, rentals must have lead certificates.

I have been continuously investing in Hayward for the last 10 years. 

I have recently closed on a rental property and have used all my savings on my two rental properties that I purchased in the last two months.

You can also send a letter and write "forwarding requested" so the post office will send it to the last known address.

I have tenants that tried to buy their last place to avoid moving when their landlord wanted to move back in their former home.

Two reasons come to mind:1) As a last resort after exploring a 1031 exchange, I would sell to get the cash to finance other deals.2) Retire to go traveling and don't want to deal with the tenants and bills.  

Vinyl lasts better in bathrooms, because there are no heavy objects that might be moved over it. 

We feel confident that once we apply our own screening criteria, we could find decent section 8 tenants, however, I am questioning, as a safe guard, if it's legal to give a tenant a notice of terminating a lease if the tenant has caused enough damage or incurred enough fees to deplete their security deposit.For a prior experience example, our last Section 8 tenant (the "final straw" tenant) had a $650 security deposit and at one point, had the front door kicked in, breaking  the door, both locks, and breaking the surrounding plaster (not due to a home invasion).
