They are looking to comps in your area that have recently sold.Tips on getting your appraisal up- add bedrooms-add bathrooms- make cosmetic changes that will appeal to (buyers in your demographic)

Then curb appeal and neighborhoods are a consideration if you are going to hold it. 

With no good comps it will make it difficult for the appraiser to put a value on your house, but it will also make it even more difficult to appeal that value if its comes in under valued.   

The newer houses improve the curb appeal, and raise the value of the park.
