Location is very important, although wholesaling is not my specialty I have reviewed investment properties in Hackettstown in the past.  

As for your proposed deal, since you are not concerned with "owning", you are good with condition, and you get the terms you are seeking, then maybe have an attorney review the contract just for comfort. 

I've never read the book but that is one scathing review!
