To accurately get an answer to this question in your market, you just need to jump on zillow, trulia or hotpads and shop similar units to see what rents are being advertised for which amenities.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

Since BP is a paid product, you would think they would either have no ads at all or only advertise the BP community.Ads always dilute the message of a podcast host a little bit, depending on how well-curated they are.The fundrise ad for example - Brandon says "this is the future of real estate investing" in his own voice.

Hi @Hyung ku Kim, it sounds like a potential issue might be that you are attracting the wrong type of prospect with your advertising... i.e., you are getting folks that are looking for a less formal arrangement (who i can imagine might gravitate towards a room-in-a-house situation), and who are then scared away by a thorough application.
