You can go figure it out on your own and gain the experience, or you can align yourself with people who are already experienced and partner with them. 

Here's a list of the action items for you:1) Search through prior BP posts2) Connect with others that invest passively to get their feedback.3) Speak with every deal sponsor that you potentially decide to invest with to ensure your interests are aligned.

The most successful people in this business have relationships they build & fall into the type(s) of investing that align best with who they are as people. 

We all know the area is pretty rough with alot of drug users. i found out Baltimore is a block by block city so things can change in a blink of an eyei knew i would rehab the whole thing once bought and decided to finish basement to make it a 3bed/2bath and change the 45 degree stairs to align with one wall straight up.i set a budget of $60k ( some people say im crazy lol ) and plan on using a remodel loan for it.

In general, you still need to know the answers to the above questions to make sure you are investing in an investment vehicle that aligns with the goals of that investment group.

It seems their recommended strategy hasn't really changed and aligns pretty closely with what I read in Stephen Fishman's book "Every Airbnb Host's Tax Guide," that is to set up a Wyoming LLC that holds an LLC in the state where property owned (or another vehicle in CA where LLCs are so pricey) and hold it as a partnership.
