I guess my paranoia came from wondering if he knew some stuff was wrong with the place, but that’s what inspections are for so I guess I’m not too worried. plus most states require a sellers disclosure form to be filled out.. and delivered to you prior to closing and if he is a contractor working on the house he should give you good idea of the place...

this is very common in CA HML scene it allows smaller investors to join in with others with out the risk of securities issues etc as CA RE brokers and mortgage Brokers are allowed to do these with 10 or less investors there is a clear cut state of CA disclosure document from the department of real estate that helps regulate these fractionalized or partial interest.
