I guess my question would be, other than private financing or owner financing (both options I am exploring), how do others deal with the length of the loan?  

I guess it is the same in PA.You also need to consider what your purchase price range is.

I am a new investor and have been on the education track.

So I guess I'm just wondering is this a legal request the landlord can make ?

I don't have a big enough sample size to say for sure I will only be buying foreclosures in the future but if I had to guess that's were all the evidence is pointing.

@Zachary Stoll, my guess is the Seller (read: Flipper) over-rehabbed it (for the area), but is still hoping to find an owner-occupier like yourself who'll overlook the fact that the sold comps / usual rents in the area do not support the asking price.Over time, its value will tend to devolve to the lowest common denominator (ie. comps that have not had the same level of money spent on them).Right now, the only thing I see going for it is that you'd get to live in a nice apartment (albeit in a sketchy neighborhood?)

Philippe Busque you’ll want to get an engineer to review and give a letter on how to fix, my guess is dig out around it when it’s warmer and pour a new footer to support, patch grout and you’ll be good.
