I am not on that side of the table so I really dont know what they ask for  IE do they want to see the HUD when you purchased or are they simply relying on appraisal and current title report. now that 60k was just vapor right there is no cash .. 

The closing costs and your down payment is your cash to close requirement and what you as the buyer will have to bring to the table at closing. 

If the property is vacant, let the agent know the time table to get it occupied.  

The tenant is harassing us heavily, and we are worried to go over for the final walkthrough without having a police escort for safety and frankly as a witness.

This tenant has agreed to vacate, do a final walkthrough on 1/31/2022 and hand hand over the keys.Today, 1/30/2022, they emailed and said they aren’t moving and to go to the courts to file for a legal eviction.The building is unsafe and we need to do repairs.
