There is a very old lady living in one of the units who doesn't look like she's going anywhere.

The Tax Lien Lady, Joanne Musa has published videos on bidding in AZ.

My ideal property would be a single family home, have a purchase price of 36k, need 3k in repairs, 1 bed 1 bath, rented to a single old lady that only calls to wish me birthday and to talk about the most recent vhs movie she watched, pay rent on time and have a monthly cashflow of $300.  

The condo bellow her is owned by an elderly lady who passes away a few month's back.

@Nancy Burch  I am a wholetailer and a licensed RE agent here in Florida.  

I just make sure we dont borrow from little old ladies who don't understand the risk, there is no amount of disclosure that will keep you out of trouble if you do that, even with the best written disclosure signed and acknowledged by your lender. 

Back in high school my brother's slogan was "Mackin on the ladies".

After offering nearly a dozen deals that include seller financing, the lady just really wants to get rid of it in a conventional manner.
