Not really sure what your question is, however if the issue is that you are uncomfortable with determining value, since it's just one property, you could search online for an appraiser and spend a few bucks to let you sleep better.If there's access problem, you can order a drive-by appraisal for $200-300.

Once you learn to Network and realize those 'competitors' can often be your best customers or point you to other resources, you really get a leg up on becoming a creative investor.Houston is a HUGE, spread out Metro area so there is no way I'm driving 2.5 hours or more with traffic to go see a house on the other side of town when I can partner with someone I know who works that area and let them do part of the work.

She was near Sydney, Australia and this required her to drive to US Embassy to sign in front of notary --twice.While we can't record digital signatures (yet) I love the ability to send docs to escrow digitally, who in turn use a mobile signing service (DocPros) who has a nationwide network of mobile notaries to sign up principals and Fed Ex signed docs back to escrow.

The advice I am being given is drive them out of hibernation by paying to have someone go by once a day for 5 days and vacuum.I've read that fleas can go dormant for up to 2 years and can't even begin to market this rental until this is taken care of.
