Why drive for dollars when there is an army of service drivers running the streets everyday, UPS, Fedex, lawn guys, drug store delivery guys.

9.What rent rates should the Greystar multifamily project get at Moreland Ave (across the street from Edgewood Retail District)?

I would stay away from the port and the streets close to 1&9.

Also ask to see their financials to make sure they have enough reserves for capital expenses like roof repairs, sewer repairs, street repairs, etc.I love the Edwardsville area from an investment standpoint if you can find a decent price-point, but that's a real challenge.

I texted the seller, got the address and did a drive by. it was about 1900 square feet, 4 bedroom 1 bath, with a detached 2 car garage. the house was across the street from the Hoover building that is being renovated into apartments, retail, etc. the parking lot actually butted up to this property.

On a positive note there was a new town home development going in across the street and it was close to the beach, so I'm thinking tear down and put in duplexes but my soon to be partner sees a diamond in the rough.

I think Ned was calling me out to teach the right way to wholesale, by implication :)I could "wholesale" the house across the street from the regulator and attorney in that Ohio video on wholesaling and she couldn't or wouldn't say a word. 

Alternately, I could just as well find the back taxes for all the houses on a particular street.

Although I know the area very well (I bowhunt right across the street), I don't have a good estimate of value for rural acreages here.  

You don't learn your market sitting behind a computer you learn it out on the street looking at and evaluating properties.
