Tax Deeds are much better, but they cost so much more up front because you're buying the property as opposed to paying the taxes and waiting for a redemption.People do get improved properties from liens (not me), but it tends to be a numbers game.

They pretty well have the Self directed IRA game locked here in Houston among real estate investors and they also fund twice a day which is helpful if you have some hang up at closing and need to get something straightened out.

This forum post involves a chunk of cash that is unrelated to those business plans, and is basically more of an experiment in snowballing an investment fund.In Portland or Los Angeles, 20k is going to get me skin in the game on a hard money loan to flip a condo in a low end neighborhood that will net me a 5k profit in 2-3 months.
