there were markets were vacancies hit 80 to 100% think Vegas and Phoenix and FLA and GA in 08 to 2010.. were do you think all this distressed multi came from .. it was not because rents continued strong through the down turn they did not.. those with max debt lost their buildings that's a fact or worse they were signing on for 5 and 7 year debt and could not refi.. no matter what their income was if the bank called the loan and you did not have the money you were toast... will that happen again ..

Also I assumed that these received less mail from other investors.So I went on ListSource.com, I created a list of properties with over 8 units, and focused on more rural areas within a few hours drive (again I suspected that those would receive less mail than metro Las Vegas, so more bang for my buck).
