I guess I was in analysis paralysis for a very long time.

I had a duplex in FW long enough for it to be mortgage free. 

To make a long story short, I have always been interested in real estate, but I'm very unsure as to where to start.

@Francisco Milan how long have you been using listing signs or approx. how many listings have you had? 

Need to be creative and fuel capital in various ways to put into the long term investments.

In terms of highest yield it totally depends on your investing thesis.

Another thing to add is the regulations, HOAs and Cities are imposing a lot of regulation on short-term rentals or rent by a room, I have seen some HOAs regulate the amount of people authorized to rent the property too.It requires to do a lot of due dilligence to begin with mainly in such big house. 

I generally went with private money first because I’d get better rates and terms.
